Which utilities are renters responsible for?

The lease controls which utilities are included and which accounts the tenant must open. Never assume that water, trash, gas, or internet is included because it was included at another property.

Build a responsibility list

Review utility clauses, addenda, building rules, and any separate billing disclosures.

  1. Electric account responsibility.
  2. Water and sewer billing method.
  3. Natural gas where present.
  4. Trash and recycling arrangement.
  5. Internet and installation rules.

Ask about shared or allocated bills

Some multifamily properties bill through management or divide a master account. Ask how charges are calculated, when they are due, and where disputes should be directed.

Keep maintenance roles separate

Opening a utility account does not necessarily make the tenant responsible for repairing building systems. Use the lease’s maintenance process and report emergencies through the designated contact.
