How to set up utilities for a rental

Read the lease first, list the services the tenant must open, confirm each provider for the exact unit, and coordinate start dates with the landlord or property manager.

Separate included services from tenant accounts

Electricity, water, gas, trash, and internet responsibilities vary by lease and building.

  1. Mark every utility the lease says is included.
  2. List accounts the tenant must open.
  3. Confirm providers for the exact unit.
  4. Ask about shared meters, billing allocations, or required providers.

Coordinate installation access

Internet or other installation work may require an appointment, building access, or written permission before drilling or modifying wiring.

Document the handoff

Keep utility confirmations with the lease and move-in condition report. Photograph visible meter readings when lawful and practical, and notify management promptly about mismatches or service problems.
